As an Ohio licensed real estate agent I can technically work with any home buyer or seller within Ohio's borders.

Since I'd down in the Cincinnati/Dayton corner of the state and not the Cleveland corner 3+ hours away, it wouldn't be sensible for me to blog about Cleveland communities unless I was willing to join some other MLSs, hire local team members, learn Cleveland particulars, etc.  And guess what?  That's NOT something I want to do.

Our blogging gives us an opportunity to broadcast to EVERY potential home buyer and seller with access to the Internet, but again, is it sensible to try and reach EVERY one of them?

Not even a little bit.  Unless someone out of state is moving to my local service area, there's not much for me to gain by targeting them with general blogging.  However, there IS something to be gained with niche blogging because enough of of those out of staters are moving to Cincinnati and they want low maintenance housing.  The same information that fuels local consumers to contact us dual purposes to attract out of staters.

On the other hand, there are segments of the consumer market that I strongly prefer not to target with our blogging.  I may have posted to their interests years ago, but learned my expertise and personality aren't a good match for their needs.

You want to run investment properties?  Not really my thing.

Rentals take up just as much of my time as purchases, and the paychecks are MUCH smaller.

You want to buy a sheriff's sale at auction?  The county offers NO commission, and since you're looking for a bargain, paying me out of pocket is probably the last thing you want to do.

Short sales?  I've done the last one I'll ever do.  I'm more than happy to point you to another agent that can help you better than me when it comes to dealing with the bank.

Instead of pursuing people I don't want to work with, I can use my blog to provide the information to my ideal client base.

I can cherry pick via blogging to find people that value my expertise, aren't financially crunched, know what they want in a home, etc.

Sometimes it's as much as what you DO NOT blog about as to what you DO blog about. 

Choose your topics to bring you your ideal clients and enjoy your bowl of cherries :)

I think for most of us, there's a lot of trial and error involved in blogging.  Writing stuff that is more likely to be found on Yahoo, MSN, etc. vs. directed real estate topics that fit our local market is easier at first, but not nearly as productive in yielding results.

I learned certain topics were just time wasters for me.  They might serve a good purpose in the right environment, but for my target audience they weren't effective for me.

Years go when I ran my own brokerage, I filled it with niche market specialists, so that I could not only refer to a trusted agent, but so that each of my agents knew their referrals were going to be taken care of by best in business agents. We even offered 50% referrals to entice the agents to "stay in their lane" and get paid graciously for referring the deals out.  A win-win for all, agents and clients alike. Which was why I named the company Win-Win Realty

I get calls regularly from buyers wanting to pick my brain because their agent doesn't know our niche.  I don't think they realize how much opportunity they miss be going with a non-specialized agent when they need a specialty niche served.

I wouldn't think about working horse properties because I don't know the niche.  But I know an agent who does and would readily refer to her.

Another great post!  It's smart business to refer out business in other areas and practice inside your area of expertise.  Even though you could work that area technically, it's just not good business.  Great words of wisdom!

I've learned to be much more careful in how I spend my time.  Spending 10x as long driving to and fro as the showing itself in most cases does not make sense.

History has proven that people who niche down and choose an area they enjoy are more successful. Nicheing down helps you to establish yourself as an expert in a specific field or department, which will make people think of you when they have a need for it.

Cherry picking in your blogging is certainly a most appropriate analogy, Bill. One cannot, and probably should not, try to serve every buyer or seller no matter what their interests or needs are and where they want to be.

Like you, it is pertinent to do business with people who understand the process, are intentional in their decisions and do not add numbers, heightening the blood pressure, Bliz. BTW, we finally got cherries off the cherry trees this year! Last year, a late frost killed all the blooms on the fruit trees in the orchard and we harvested very few pomegranates.

I know our plans for our new place include some planning for the future with no immediate pay off.  I expect we'll have room for a small orchard, so plan to put in some apple trees and a few other fruit trees knowing it'll be years down the road before we'll see first fruits.
