Ask An Ambassador: You're Responsible For Who You Hire

By
Real Estate Agent with Transaction Alliance 513.520.5305 www.LizTour.com SAL.2002007747

Real estate demands a diverse set of skills, and let's be honest, not everyone has the skills to do everything that needs to be done, or if you have the skills, you might not have the time.  Either way, there's nothing wrong with hiring help so you can focus on the relationship and building aspects of your business.

That said, your hiring decisions ultimately reflect directly on YOU and not just the person your hired.

For brokers, obviously the agents you hire set the reputation of your brokerage.  When I look through a blog roll, I sometimes wonder how a broker would react if they saw even a fraction of what some of their agents blog under the franchise banner.

And if you hire someone to help with your SEO, not having any understanding of exactly what they're doing on your behalf can go bad in a hurry.  Maybe you just get snookered out of some money and no real harm done other than to your bank account because the supposed "expert" actually doesn't know how to boost SEO.

Or maybe they're totally black hat in their approach.  Recently I stumbled across a website claiming to be for an area Realtor Association, but a quick look and a lot of things didn't add up.  An association actually advocating for a specific agent as the BEST?  Publishing information about "safest neighborhoods in X?".  Numerous misuses of the R mark.  And that's just the blatantly apparent stuff.  The legit association is probably not going to look kindly on the imitation.

Here in the Rain you can hire people to blog for you, and even to comment for you if you're willing to roll the dice that they're not going put YOUR foot in YOUR mouth (or at least that's what it will look like to other Rainers).

Run your business as you choose, but be aware and be cautious of the hazards of who you hire and what they do for you, because ultimately the person you see in the mirror is the one who has to answer for their work.

Until next Tuesday, just Ask An Ambassador if you need help.

Hello Bill (and Liz too) - I admit there have been times when I thought my head was going to explode.  Now, was that figurative or literal?

Perhaps both if the movie Scanners isn't fiction :)

I've noticed one AR agent in your state put your governor on full blast on his AR blog and I have to wonder if his broker is aware, or if the broker would support having the franchise associated with the commentary.

When we were with RE/MAX, we both gained and lost potential clients due to brand association.  Good or bad, the entire brand rep rides on the performance of individual agents.

Hi Bill,
I often wonder if many brokers understand their liability exposure due to lax oversight of their agents.

From what I see here, on Facebook, etc,. I'd have to think many don't understand, because the only other choices are apathy or intentional neglect.  Even the simple things like proper use of the R don't get the attention they should.

People buy from people they know and trust. Being authentic for me means writing my own postings and comments. Also I do not have a FB real estate page and my own FB page is restricted to friends only.

As to brokers my observation has been a hands off approach as the money overrides any guidance, supervision or training.  This observation appears to be true for the larger brokerage firms and ot as much for the boutique firms.

I had a recent deal where the buyer's agent was not happy that we allowed escalation clauses for offers.  He felt they were a "game" and unfair.  To me, it's just math and what is best for my clients.  In this case, allowing that clause got my sellers a decent amount of cash above list price and showed which of the buyers was most serious about making the home their new home.

A little training with the other agent might have overcome their objection and put their client in a better place to compete.

My FB personal page is open and viewable to everyone, but I'm also one of the most boring "reads" out there.  If you don't like pictures of flowers, cats, dogs, etc. there's not much their to entertain.  I haven't touched anything political on my personal wall in about 6 years, and I don't travel much, and when I do, photos don't go up until after I'm back home.

With hiring out, I can just picture that verbal stumble when I'd get a call about a blog post I didn't write and the consumer thinking I did!  I have enough trouble calibrating quickly to a post I wrote 10 years ago when I get the call, much less something a stranger wrote!

Oh yes Bill I've had plenty of experience with this issue over the years.  Thankfully I learned early on what to look for, what questions to ask and if somehow they got through and bombed, well I also knew I had to act fast to shift things around as it wasn't working out.  We've had a few doozies .......I'll let the stories go by the wayside for now.  A couple real humdingers that make me shake my head to this day!  Ya just can't fix stupid!!!!

Making a good hiring decision requires careful research, and good questions but also means appropriate supervision and monitoring and not just letting someone  do whatever the heck they want. Clear expectations are essential.

Good morning Bill. When an agent seeks sponsoring affiliation, they are in essence hiring the broker and vice versa. So, all have a responsibility to make it a good fit. Enjoy your day.

As a broker, this resonates deeply. Everyone that we allow to represent our company absolutely reflects who we are and what we stand for.

It's a bit of a tightrope.  I know at this point my broker trusts me and I can blog freely, but I also have the good sense to not put the brokerage rep at risk either.  But frankly I think some brokers might find it worthwhile to spot check their agent's social presence, because IMO some don't seem to practice any discretion at all.

Bill, and Liz, this topic touches a nerve with all of us.

Some apparently think they are invisible on social media(!)

But two things are definitely true: when you and Alan get it going the results are hi-larious; and the dude up top has a great haircut!

Jim, over the years I've seen individuals post things that all I can think is they'd had one too many adult beverages prior to posting.

And Alan and I can have some fun on occasion.. (little kid voice...but HE started it!).

I think the dude in the picture is using a little gel to get the front look :)

I'm 100% with you on this, Bill! I live by the mantra, "The buck stops here!" In fact, not too long ago, my assistant reached out to me - she forgot to send the attorney the invoice from the surveyor. She apologized profusely and asked me to please take it out of her check.

I told her, "Hey, the buck stops with me" - I totally missed that on the ALTA and the Buyer CD so, it's on ME. I let her know that we both need to stay on top of these invoices sent to the attorneys and we set up another 'task review' on our Closing checklist.

She has thanked me 1,000 times for not being upset with her but, I AM THE RESPONSIBLE PARTY in this! I missed that SHE missed the invoice so it's on ME.

After 12 years of working together, we acknowledged that we are only human and we shook it off and have moved on. My purse is a little lighter but, again, it was 100% on ME!

Great post and I agree 100%.  My thoughts on this is from past experience as currently I do not have any employees.  I am now a Solo Broker/Owner/Realtor -- but back in the day I had 14 full time administrative assistants ... and each one was hired for their experience, motivation and ability to be an integral part of my Team.  Ultimately any mishaps are on my plate and I have to live up to and own anything that needs fixing.  So although it was something I had to carefully do back in the day, to be perfectly honest, I do not miss being on my own and being responsible for and accountable to myself and my clients for every transaction.  Works for me.
