Clearly you can't ignore this message. It's either a disgruntled girlfriend or someone with a substance abuse problem. Of course, there is also the issue of whether her boyfriend's lease allowed any additional residents. That also is a legal matter to take up with your attorney.

Interesting. Sounds like a spat and pay back letter. However if the letter is true my question would be, why wouldn't the property manager of this home not know this? Our rental homes are to be checked every 4 months, that way if any thing is going on the property manager is aware of it.

You can have it tested for contamination. Some states require meth houses to go on a registry. You'll need to disclose this going further. You may want to find out if renters insurance covers the cleanup.

I sold a house that had been used to cook meth. The house tested positive. It had to be cleaned which included carpet, light fixtures, ceiling fixtures, appliances, all furnishings, etc be removed and disposed of. It was cleaned by a company that does this sort of work and retested. After it tested negative, we had to get new flooring, fixtures, appliances, etc. Although it tested negative after the cleaning, I did disclose it. It was a hassle to say the least.

In 2022, Colorado passed a criminal reform law to reduce criminal penalties. There were too many people in prison, so they reduced penalties to reduce the prison population.
Many crimes were lowered one notch from felony to misdemeanor, misdemeanor to petty crime, and petty crime to infraction.
They also raised the dollar amount that thieves can steal. So, they can steal more, with a lighter penalty, IF the district attorney bothers to prosecute the unfortunate thief.
The DA for the San Luis Valley was headed for a recall election initiated by rising crime and angry voters when he resigned and was soon disbarred from practicing law.
The penalties were also lowered for corrupt govt officials.

With drugs, there is supply and demand,
Colorado is a beautiful state.  Rocky Mountain High should be enjoying nature, not taking illegal drugs.

Oh my gosh, that is awful! I would first test the unit to be sure meth is present because if it is, the cost to remediate that unit and those around it that were likely also impacted is going to be exorbitant. 

I wonder if insurance would cover remediation to some level? Oh, please do keep us informed as to the outcome, Mimi.
