Dual representation is when an agent represents both the buyer and the seller in a transaction. Without consent from both the buyer and the seller the agent could lose their license. As you can see this is a big deal. An agents job is to look out for their clients best interests. With one party or both parties not knowing they are being represented by the same person can cause a lot of unfairness and problems. An agent can not help a client to the best of their ability if they are also trying to do the same for the other. The state has prohibited an agent from representing both the buyer and the seller. If both the buyer and seller agree to be represented by the same agent then it's not a problem.
