Atlanta Buckhead Midtown and More - Community Gardens Around Town - 1 Atlanta, Buckhead, Midtown and many more sections of the City of Atlanta offer surprising glimpses of small town enterprises. Who would think that so many Community Gardens exist inside the urban area!Let's review the top blue "x" marking on the map in this post. In the area Atlantans call Northeast, the Blue Heron Nature Preserve offers a mix of public and private governance. The dense car-focused vista is now planted with grasses and herbaceous plants - shall we go so far as to say wild flowers? - and recreating a meadow. Meadows, known in the South as Prairies, consist of low foliage and not trees. Small animals live in the grasses and among the plants.Along the side of Roswell Road, a heavily built-up area with ma...

I still shake my head over the current real estate market. I have a listing, a nice townhome that is getting very few showings. And I had a new listing that went live this past Friday that was under contract within 24 hours after the first three showings produced three offers. Within the next 24 hours we had a backup offer that includes a $10,000 option. Some homes are gone in an instant. This one was priced well, it looked great, and was in a nice subdivision. The townhome? Probably priced just a bit high for its condition and located inside the perimeter. It really is all about location and condition. It also explains why many agents are complaining that their business is slow. If they list a property and it is not priced well or the condition is not optimal, it is likely to sit on the...

The Lake Oconee market continues to be HOT!This bargain priced lakefront lot went under contract in just a few days - and the owner was able to select her favorite from multiple solid offers. As lakefront lot prices inside Oconee's vaunted gated golf communities continues to soar - value buyers are hunting for lots in our low-key lakefront communities that can be purchased at more affordable prices.Sugar Bend, in Morgan County, was developed shortly after Lake Oconee was filled in the early 1980's. Residents have long retired the protective covenants but maintain a voluntary Homeowners Association to promote community. It's a whopping $50 annually to join - and you'll get a directory of your neighbors and an invitation to a couple of annual gatherings. The current real estate market is co...

Sold above asking price, and closed in just a few weeks.279 Pine St is a gem - nearly 2500sf all on one level. Fenced backyard with a one car garage and parking pad adjoining. The new owner can work to work! Madison's vibrant downtown with a host of restaurants and shops is just a few blocks away.It was a please to assist my clients - they worked hard to prepare the home for market, and the effort paid off. They chose to keep the property on market for 5 days, to be sure we have maximum market exposure through the Labor Day weekend. I held an open hour on Saturday - before the #1 Georgia Football team opened their season with a rout just up the road in Athens Sanford Stadium. With multiple good offers to choose from, it was a delight from start to finish. As the closing concluded this morn...

If you follow the Wall Street Journal’s “Luxury Home” features you are familiar with the properties in U.S. metropolises that sell for more than $100 million. Although the number of such sales has been surpassing that mark, they are still rarities. Dallas median home prices don’t regularly carry that kind of price tag which could be why—like everyone else—most local Journal readers are curious enough to check out the details of those market-toppers.That made it interesting when last week’s WSJ luxury home article began by pointing out that one unfortunate community has “yet to cross the $100-million threshold.” Ever!“Why,’ readers may have asked themselves, “why point the spotlight at the unfortunate loser” community? Why put the downtrodden in this one town through such humiliation? Ne...

Last week was a slow one for U.S. real estate developments—no surprise toward the end of August. Still, all was not quiet: Zombies were back in the news. Although there were no local zombie updates—and Douglasville zombies were not seen roaming our streets—there were distinct reasons why local homeowners might want to keep up with the latest Z-world developments. As Hollywood often reminds filmgoers, you never know…First, a week ago Monday, the Wall Street Journal reported on the continuing stealthy presence of the nation’s “Zombie Properties.” Data-gatherer ATTOM released its 2023 Vacant Property and Zombie Foreclosure Report—the annual publication that’s a must-read that vigilant Douglasville zombie-watchers monitor for national trends. “Zombie foreclosures” happen after a homeowner r...

Over the weekend yahoo!finance offered an interview that gave Powder Springs real estate optimists some of the most positive opinions they’ve heard in a while. The source was an onscreen interview with TV’s Barbara Corcoran, a permanent celebrity panelist on the perennial hit series. Yahoo’s headline story provided the simple encouraging prediction: “Housing Prices are Going to Go Through the Roof.”That view came from a well-respected source. Corcoran, herself a real estate entrepreneur as well as a Shark Tank regular, believes there “will be a major swing in the real estate market as soon as interest rates drop.” Her prediction that “All hell’s going to break loose and prices are going to go through the roof” was backed up with specifics. She expects buyers to come back out “and buy li...

Soon after I found my Madison Georgia lakefront farm more than twenty years ago, I was surprised to hear that Madison had been named the #1 Small Town in America! It was news in the Chicago Tribune and Washington Post, after all, so it was indeed a very big deal.   Decades later, and Madison still shows up on "best of" lists.   So when you imagine living in the Madison Historic District - what comes to mind? Is it entertaining friends before a big event at the Cultural Center? Strolling to our vibrant downtown with a host of excellent restaurants? Having book club or garden club friends over?   The renovated C1900 Victorian cottage I've just listed may be the home you've been dreaming of - it's the perfect blend of old and new, and conveniently located just a few blocks from downtown. ...

If your idea of a gripping beachside summer read includes plots that revolve around real estate statistics, last week brought you a candidate. Was it the kind of megahit that would get you settling back in your folding chair, digging your toes into the sand, and becoming totally absorbed? For this latest would-be best-seller served up by the National Association of Realtors®—less-than-compellingly entitled, “Existing-Home Sales Housing Snapshot”—the answer is, ‘not so much.’The healthy part of what would actually happen next is that you wouldn’t have forgotten to limit your time in the sun. Instead of becoming absorbed in the plot, you’d have reapplied sunscreen after the two (or is it four?) hours, the way you’re supposed to. In fact, after a very short while, you might be inclined to ...

It’s no secret that throughout most of the country, the continuing shortfall of homes for sale—the U.S. inventory—has continued to strengthen real estate values in 2023. With the total U.S. ‘active inventory’ (the combined total of existing plus new housing units) shrinking a further 6.4% from last July’s levels, it would be noteworthy if that hadn’t had the inevitable effect on Powder Springs real estate as well.New construction plays a sizable role in how housing performs. Whereas many owners of existing homes still hesitate to list their properties because a sale would mean losing their current home loan interest rates, first-time buyers of newly built houses have no such concerns. So any decline in the rate of new construction is more likely to be caused by factors like inflation an...

An article in last Wednesday’s U.S. News headlined a thought-provoking question: is an ARM a Good Idea in 2023? Now that mortgage rates are significantly higher than they were even only a few months ago, a question that might then have been answered with an almost automatic ‘no!’ has new relevance. Buyers daunted by the prospect of budget-challenging monthly payments may be penciling in the difference, seeing an attractive answer—but then unsure of whether the risk-reward formulations make Douglasville ARMs a prudent choice. The article discussed the tradeoffs which it summarized in brief:· If there is a fixed period, how long does it last?· How often does the rate adjust?· What is the limit to how much the rate (and monthly payment) can change?· But the bottom line—and its unknowable el...

“Do as I say, not as I do!” is the famous line sometimes imputed to parents, but always meant to indicate that the speaker eithera) is honest (and willing to admit making plenty of mistakes); or elseb) is a hypocrite. In that vein, for Dallas Realtors® like myself, this summer’s statistical inclusion of a key “tell” about residential real estate professionals can be taken as a point of pride. Among the “Highlights from the NAR Member Profile” is one statistic that indicates that we Realtors are—by overwhelming numbers—doing rather than just saying. The statistic under discussion was bullet-pointed under a heading dealing with the demographic characteristics of the nation’s Realtors. As a demonstration of “doing as I do,” American Realtors own their own residences: fully 89% of them do. Ad...

“If mortgage rates weren’t enough,” began last week’s CNBC.com commentary, “it was even harder to qualify for a mortgage in July…” That dour introduction was followed by a series of Eeyore-worthy observations. Lest Douglasville house hunters—many of whom will soon be among home loan seekers—take the discouraging news as catastrophic, it’s only fair to point out that the national outlets like CNBC are describing U.S. markets as a whole rather than Douglasville itself. Still, the generalizations are such that many American markets do face strong fiscal headwinds. Some of the noteworthy details:· The Mortgage Bankers Association gauged that in July, it was “harder…to qualify for a mortgage…than it has been in a decade.”· “Credit availability” (the measure of lending requirements) was the lo...

“If you’re thinking about buying or selling a house right now, you’re not alone.”That was the opening declaration in last Tuesday’s essay from the New York Times best-selling author and host of “The Rachel Cruze Show.” Her insights into personal finance and “fun, practical ways to take control of your money” reach millions of listeners who tune in weekly. Although she prefaced last week’s market prognostication with the welcome caveat that it’s never a good idea to let a market prediction control housing decisions, checking out the experts can be useful for providing an idea of what U.S. and Powder Springs “sellers and buyers might expect” in the coming months.Ms. Cruze directly addressed 18 questions: here are some that Powder Springs sellers and buyers should find interesting:· Is Now...
