I’ve written many posts on how to find real estate leads. But I get this question so often that I’ve decided to write another short list on things you can do at any time to speak with sellers and buy properties. Call individually to sellers – the more sellers you speak with, the more practiced and experienced you become. You can never speak with too many sellers. Call for-sale-by-owners — from signs as well as sites like forsalebyowner.com. Call sellers on Craigslist. Call all “we-buy-houses” bandit road signs and discuss that you want to buy from them and sell to them. When going on appointments to meet with sellers, drive the neighborhood looking for distressed properties. Call for-rent signs and sellers on sites like ForRent.com – looking for burnt out landlords wanting to sell. NETW...

This is one of those chicken/egg questions that a lot of investors ask.Do I need a property before I look for buyers, or should I have a list of buyers before I find a property? The most important thing, of course, is to start somewhere – just start. If you don’t have connections, investors to sell to, you’re probably new to the business and might not even know a good deal if you come across it.Some things you need to know before you can make an educated purchase include: how to comp the properties to determine their true after repaired value how to determine true repair costs If you don’t want to “own” properties but you want to be able to “sell” properties, you need buyers. To find buyers: constantly attend all the local real estate investor meetings you can find and collect business c...

What a crazy year it's been. It's a few days after Thanksgiving, Cyber Monday to be precise.  The holiday craziness is in full swing.  It’s the perfect ending to a very strange year in real estate. The trends in the Triad have followed the national trends, which is not always the case. Normally, just before Thanksgiving and until a week or so after New Year’s Day, it's a very quiet time for real estate sales in our area.  This year, it's anything but normal.  Yes, it slowed down for a few days just before and after Thanksgiving and I would expect the same around Christmas.  However, more people seem to be in the market to purchase a home now, than usual. The reasons?  Very low inventory for the most of 2017, which still continues to be the case.  If so many people want to buy, why are sel...

Sum, Sum, Sum, Sum, Sum, Sum, SummertimeAnd the song lyrics bring us to another summer in the North Carolina. Long stretches of blue skies, 90 degree weather and thunderstorms nightly, remind us that summer is here, at least for the next few months. Perhaps your thoughts are more about that upcoming beach vacation and not about selling or purchasing a home. Well, stop daydreaming about the sand and waves. You will be sitting on that beach at the Outer Banks or Myrtle Beach, sipping a sweet tea soon enough. But, selling your home in the summer? The prime selling season has just passed, right? Well, not so this year. The local Greensboro and surrounding Guilford County market is still hot. Very hot! Several factors contribute to this. Because there was a shortage of resale homes in the ar...

A Change of Seasons for Real Estate The leaves are starting to fall. The temperatures have dipped below ninety. The stores are filled with mums and pansies. It's football season and tailgating time once again. As summer fades, the children are back in school and the memories of your beach vacation are already just a pleasant smile. Now that your routine gets back to normal, thoughts of a new home start to come to mind again. Well, you are in luck, because September and October are some of the best months to list your home for sale. Of course, everyone tells you it's best to attempt selling your home in the spring. April and may are certainly the busiest months for real estate, for sellers and buyers. But the fall, just before the holidays can be equally successful. Now, when the holiday...

A wonderful small town with the perfect place to downsize. I'm talking about the town of Jamestown, North Carolina, nestled between it's big siblings, Greensboro and High Point.  When referring to the Piedmont Triad area of North Carolina, most folks think of Greensboro, Winston-Salem and High Point, but overlook Jamestown.        Jamestown was settled in the late 18th century, by Quakers moving from Pennsylvania.  Its most famous resident was James Mendenhall, who's son founded the Village of Jamestown and named it in honor of his father.  James' son Richard, built the Mendenhall Plantation, which still stands and is a popular tourist attraction.  Jamestown played a roll in both the Revolutionary War and The Civil War.                 Current Jamestown still offers that small town feel...

Meet the demand for aging buyers. I recently read an article about older Americans, baby boomers in particular, which talks about their confidence in the economy and how they are having a positive affect on the housing market. I don't feel that many builders in my area are embracing this with the communities they are currently developing.  I do wish builders would pay attention to these trends. Baby boomers are downsizing, or "rightsizing" in huge numbers. They want single level living, all the bells an whistles they had in their previous homes, convenience, no exterior maintenance and easy access to amenities. This means town-homes or patio homes for them. Unfortunately, I see a small number of communities to meet those needs in our area. The vast majority of new construction still con...

That's right, I love my airport!I believe there are not many people who would say this.  So many people have negative experiences with airports.Piedmont Triad International Airport in Greensboro is a great airport, in many ways.  Getting to and from the airport is a breeze from anywhere in The Triad.  Parking is easy and convenient.  Access to drop offs and pick ups is easy and convenient.  Typically, security lines are not long and are fast and efficient.  Much of the airport has been updated with new ticket counters, waiting areas and concessions.Of course, one of the main reasons people don't like airports is because of delayed flights.  Delays from other airports are unavoidable, but delays due to PTI are rare. Are there issues?  Sure there .  Flights to many areas don't originate he...

Is Your Realtor® Keeping Up For YOU!?!?!   In today's world of constantly updating technology is your agent keeping up with all the changes to better market your home that is for sale?  To often websites and real estate systems are constantly changing their websites and guidelines.  Now many times these changes are for the better if taken advantage of.  For example; The Triad MLS system recently changed software systems to the new and improved Matrix MLS system.  One change in particular did add a load of work for me as soon as the system too affect.  The new system will accept up to 30 photos where as the old system only took 16.  The resolution and size of the photos that are allowed to be accepted has been enhanced also.  Of course as soon as the system took affect we updated all our...

Is Your Market HOT or not, Why is My Home Not Selling?    Have your been attempting to sell your home for an extended period of time now?  Have you seen your neighbor's homes sell but not yours?  One of the best things you can do is a comparison of your home and your competition.  There are many things to consider besides just comparing homes.  But let's start with the obvious;   * Compare the basics of your home and the homes that have sold:                     Price:  focus on the price per square foot and not just the total price.                     Size:  not only how many rooms, but what size are the rooms?                     Features:  take a look at the listing pictures, what do they have you do not have?                     Upgrades:  Don't just focus on granite countertops bu...

What or Who is Your Realtor® Trying to Sell   When you look at real estate marketing what is being sold?  Is it your home or is it the brokerage or the agent?  Is their face the largest picture?  One needs to consider the direction and intent of a company.  At Total Care Realty, LLC our focus is singular, we are here to sell your home not ourselves.  All of our marketing pieces are about our clients homes.  We pride ourselves on taking a rare and different approach to selling homes.  Our jobs are not to simply put a sign in the yard and wait for a buyer.  As "listing" agents we aggressively try to find a buyer for your home not just wait for one to appear.  Our firm's entire marketing strategy is not on promoting the firm but, on selling our clients homes.  The next media push for our f...

You think you have found it, THE house!  Yay!  But wait, what do you really know about where you are moving?  It is really important you ride through a neighborhood and check it out.  What else is there, are the neighbors keeping up with their yards and trash?  No?  Hmmm that could be a bad indicator. I also recommend my clients ride around the neighborhood at different times: day time, night time, and weekend, to get a sense of what the neighborhood they may be living in will be like.  At 3:00 the neighborhood may be nice and quiet, but maybe at 4:30 when the high school has let out the streets are full of kids smoking and listening to loud music…OR maybe the neighborhood is still nice and quiet.  You won’t know unless you check it out. Ride before you buy.
