I'm Tree Fallllllinnnnnnng...Rerrrrrrrrrrrrrrrrrr Goes The Chainsaw!!!

If you think of all the tools a real estate agent might use to sell a home, a chainsaw might not be high up on the list of things that would come to mind, but over the years I've done a number of things that many would consider out of scope for a typical real estate agent.

An old counter top left in the basement by our sellers that was a concern at the final walkthrough?  Nothing me and a sawz-all couldn't take care of.

Water turned off and the plumbing traps dry..and staaaaaanky?  I can haul in gallons of water to refill.

The photographer notices and end cap off of the blinds that cover the patio door?  I can fix that before the first showing.

So yesterday evening a storm rolls through Cincinnati while I'm out showing condos to a buyer couple and I get a call between stops from the neighbor of our Mason patio home listing.  "You've got a tree branch down, not towards the house, but towards the mail box".

We had a good chat and she offered to send me a text photo of the tree.  I thanked her for the help and after looking at the picture I knew it was something I could take care of rather than my out of state sellers needing to hire a tree service, so made plans to go by after church with a chainsaw and hand pruners to slim down the size of all the branches.

I THOUGHT it would be a quick job, but I underestimated just how bushy the branches were!  Instead of the 30-45 minutes I expected, the overall job hit the 3-4 hour range instead.  Stripping down the limbs as much as possible allowed me to get everything hauled away in just two trips of my hami-powered Kia Soul.  With a few acres of woods at our own home we've got more than enough places to dump the debris.

And the unexpected side perk?  An unexpected showing when potential buyers stopped by while I was working on breaking down the fallen tree branch.  My showing attire is not typically sweat pants and a T-shirt, but the buyers understood it was all impromptu and were happy to get to see the patio home.

And the other side perk?  Lots of community folks out walking and a few stopped to chat and aske about the real estate market for condos and patio homes.

So while lumberjacking might not have been high on my preferred list of activities, it was a good day.  My sellers get to save at least a few hundred dollars, and I may have a buyer for their home.  What's not to like?

Years ago, when my son was also a Realtor, he was scheduled to hold open a house he had listed.  The sellers were out of town.  When he arrived at the house to set up for the Open, he found that someone had painted grafiti on the garage door.  He called the seller, who "allowed" him to pain the garage door, with paint that was inside the garage.  The Open House was a success and the home sold.  But, painting is out of the scope, as you say!

Especially with out of town sellers, it becomes a case by case on what can we (or should) do.  In this case, it was a weekend and I could see the HOA having a conniption if we didn't handle this quickly since it was blocking the sidewalk.

The benefit of our own home being surrounded by woods.  It's not that uncommon for something to fall and block our driveway or otherwise be in our yard.  Fortunately in 20+ years, the worst damage has been a plastic shed (smashed) and bent chain link fencing.  So I've got one chainsaw, my dad gave me a 2nd I've never actually used, and various hand tools for taking care of tree issues.

I once got a neighbors listing because they saw when driving by that I was outside picking weeds during an open house lull, the homeowner who was away so somebody had to pay attention to the details. That somebody was me.

It's amazing how doing a little extra can make a big difference.


Yesterday I had an ActiveRain contact asking about getting a pool key.  We're obviously NOT the HOA, but I called back and provided her the HOA contact phone number that she needed to get her key.  She appreciated that I actually "bothered" to call back and jotted down my name and number for future real estate needs.  Not a bad payoff for what was essentially a wrong number :)

HI BLiz- now that's making lemonade out of lemons! Thank goodness you're handy. And doesn't is usually turn out that way...a 30-minute task morphs into 3 hours!  You definitely proved your value and not just to the seller but to the neighbors as well. They'll remember the extra work you provided.
