Additionally, it would help if you predicted the market conditions when you plan to sell the property. As a contractor, you may have more insight and knowledge regarding the project's time and cost.

However, if you're a buyer seeking an affordable house, you must take extra care. Ensure that the floor plan is practical and the major systems, such as the roof, heating, air conditioning, foundation, sewer lines, and drainage, are in good condition. Consider your financial situation and limitations before embarking on a home rehab project. Do you have deep pockets or need to keep track of every dollar?

Someone who has never rehabbed before and wants to live there may find there are lots of financial expenses they totally did not expect. You take out one wall and find out the flooring behind it also needs to be replaced. The wiring is fraying in a certain area. The floor joists need repair. I have no idea if this next thing is true but I heard somewhere that couples who rehab homes often aren't a couple by the time it's done!

Margaret, financing should also be a consideration, for FHA financing the Seller needs to of had title to the property for 90 days before the property can go under contract.

There is so much to be considered.  I know of investors (not people I worked with) who did not time the market for rehab and took a major loss on the sale.  

I can only imagine the complexities buyers who are not experienced potentially face attempting a rehab.  Buyers Beware!
