Here is what happens when there is teamwork and vision.
It starts with the owners of Kar-Ess Properties, Karen and Esther, a cute play on their names. They saw a home's potential in a wonderful location in great need of TLC.
Note: Anyone around me for a while knows that Tender Loving Care TLC also has a different meaning when describing specific properties. In addition to passion, vision, talent, hard work, and expertise, there must be " Tons Liquid Cash!" It's not an exaggeration; cost is a huge factor. What needs to be done to wake up a tired house has many stages.
Bathroom before
We put in an as-is offer, a 2-week settlement with the right to inspect.
The roof and a dry basement are two biggies anyone buying must evaluate. A contractor "checked" these two areas and gave us a go. But we went a step further and ordered a complete home inspection.
The roof, when walked on, tells a different story from a visual inspection. The shingles looked fine, but the wood underneath was not. It was soft and not safe to support the inspector. A new roof is a big-ticket item, not one in the initial budget. Decision time: Do we withdraw the offer since it was being purchased as is? What if we could negotiate a new roof with a licensed contractor, or the cost? We were scheduled to settle in a couple of weeks. We proposed the counter to the seller and were ready to walk. The seller negotiated and countered with an acceptable allowance.
We moved forward to a smooth closing.

There was a pink and black theme. A pink kitchen ceiling and a black and white floor, wallpaper yes, some on the ceilings, worn-out carpet, and mirrors.
