Throwback Thursday's: memories can get foggy at times... I had a great conversation with one of my Active Rain Friends today.We reminisced about the days we saw each other in Boston... after I hung up the phone One Drive was sending me photos.Ironically, I could not remember the year or the month we got together. We were talking about our friend Grant Schneider  and his wife. Sadly, he is looking down at me as I write this post. Wordless Wednesdays: a great gift but what a disappointment... we often give gifts with good intentions, but there are times when the results are disappointing.I tried to re order some pretzels for Diane, but they were out of stock.... so with that said I moved on where everyone does Searched on the Internet and found another pretzel delivery service.The delivery was via Fed/ Ex and the package was covered with a couple of small ice packets... very tiny if you asked me. When I took it they were actually warm.... gratefully Diane did not open it up until a few days later.Now when she did open it up, her disappointment was huge the chocolate covered pretzels looked tired.... then there was one row, well see for yourself totally crumbled up.So glad I did not send this to a client. Randy's Donuts in Inglewood CA Los Angeles has lots of iconic landmarks, and Randy's Donuts in Inglewood is certainly one of them. This is the original store, established in 1952, at 805 West Manchester Boulevard at La Cienaga. This popular donut shop (one of 34 now, including several in the LA area, San Diego, Las Vegas, South Korea, the Philippines and Saudi Arabia) has supposedly appeared in a number of movies and on TV. On September 18, 2023, California Association of Realtors (C.A.R) reported the homes values higher 3.6% to the price of $882,020 in August of 2023 from price of $851,540 in July of 2023, and gained 3.2% from price of $854,960 in August of 2022 in Los Angeles County, California. Ain't Nobody (Doing a Cash-Out Refi Right Now)   If you believe the statistics, 90% of homeowners with a mortgage will have a home loan rate somewhere under 5% these days.  And it's a safe bet to assume that a high percentage of those may be under 4% or even 3%.  If you're one of these fortunate borrowers, the thought of refinancing your historically-priced mortgage to get cash out --- a.k.a., a "cash out refinance" --- is a non-starter.  To quote Chaka Khan, "ain't nobody" is doing a cash-out refi unless they ain't got no better option. But often there can be a better option.  The most common one is a home equity line of credit, or HELOC.  But these loan types are adjustable rate mortgages (ARMs) that track Prime Rate, which, here in the fall of 2023, is currently at 8.5%.  However, th...

Throwback Thursdays: look at these two moments... the photos reminded me of some great moments.In 2014 I listed a home in Bel Air, CA in the 90077 zip code, the sellers were my previous buyers. Long story short the new buyers bought the home with a different agent. Two years ago they reached out to me and we searched and were patient and this year they bought their new home with me. It is a long story, and I will just leave it at that.Now go figure a year before that Diane and I were sitting enjoying lunch somewhere in Los Angeles. She loved the food. Clearly it did not leave me with a memory as to where we had lunch. Life of a Pet Friendly Realtor in Los Angeles..... well most of you who read my posts on a consistent basis, know we have two cats and a dog. So what do we do? As a freshman aka Plebe, we had to sit at the Dining Hall when the movie Mac Arthur was made. How long does it take to get approvals to build on vacant land in Los Angeles?As a vacant land specialist, you can imagine how often I am asked this question.  If I'm not asked, then I bring it up in my first communication with any potential buyer.  Transparency is important, particularly if a potential land buyer comes from a different state or country where the approval process is less than a hundred days which is vastly different than here in Los Angeles.When I started selling land 26 years ago in Los Angeles, approvals from the Los Angeles Building Department would take approximately 8 months from start to finish. Having the right tools is critical not just in real estate but in cooking as well.... Tonight's meal was interrupted with a few technical issues, nothing that I could not overcome thanks to having the right tools.Well, the Pizza Stone cracked in the middle of my baking....
