The property description for a property I recently previewed stated, "Pool-sized yard." Yet when I went to see the home there was nothing I could see that an inground pool (traditionally built in Texas - not even an inground play pool) could fit inside this size lot because the covered patio took up most of the yard. Unless a buyer wanted a kitty pool to dip toes into a tiny blow up tub or child's pool with no depth, it wasn't going to happen unless the new buyer ripped out the covered patio and started from scratch. Marcus Aurelius was pure genius - "Everything we hear is an opinion, not a fact. Everything we see is a perspective, not the truth." But.... members of the National Association of REALTORS® are obligated to follow the Code of Ethics.
NAR'S CODE OF ETHICS - DUTIES TO CLIENTS & CUSTOMERS
Article One:
REALTOR® protect and promote their client's interests while treating all parties honestly.
Article Two:
REALTORS® refrain from exaggeration, misrepresentation, or concealment of pertinent facts.
Article Twelve:
REALTORS® are honest and truthful in their communications and present a true picture advertising, marketing, and in other public representations.
