Prepping For An Open House- It's Game Day

While getting ready for our Pineville La open house, I paused to consider how much actually goes into to making the scoreboard smile on game day. When I started in real estate, that simply meant an "open house" sign in the yard the day before. Maybe an ad in the newspaper, boy how times have changed! After 15 years, here's the system I use...

The Week Of The Open House

1) Post the open house announcement in the MLS. This will then feed to Zillow and REALTOR.COM

2) Customer flyer with the agent and co-hosting lender on Wednesday. This is shared via a blog and on social media 

3) A mention in our MLS association group inviting agents to send their buyers. We take care of their clients and respect their relationship. 

4) On Fridays a phone call inviting other residents in the neighborhood to the open house. 

5) A video invite shared on social media Saturday and again Sunday Morning. 

6) A Realbird Facebook Landing page. Will boost to run Friday and Saturday. 

7) Agent door knocking (weather permitting) Saturday inviting the neighbors

8) Directional signs and open house rider  Thursday afternoon. Balloons on the directional. 

The Day of The Open House 

1) Agent hosting arrives 30 minutes early. This is to insure all signage is still up, the house is comfortable, and the seller is gone (trust me on this one)

2) Cookie dough in the oven ten minutes before. 

3) All lights on and soft music (jazz). Football if in season

4) Sign in app (we use KVCORE) for guests 

5) When guests arrive, agent greets and allows them to tour 

6) quick conversation again before the folks leave

7) Eat fresh cookies, put another batch in for hour two. 

8) When finished, secure the house and collect directional signs (don't be sloppy with this neighbors see all)

Monday Following

1) Update the client with any/all feedback

2) Speak with the guests that attended (thanks them for coming, check for interest, get feedback)

Hello Doug - the similarities between sports and real estate are numerous.  Proper preparation is but one.  And you share some good examples when planning can make a difference.

Hi Doug Rogers - What a great list of items to do before.  I make goodie (swag) bags for all individual groups who attend my open house...example: group of four people coming together, get one, and if a single person comes, they get one.  

My Swag or now they call it "Merch" (annunciate the CH heavy!) bags can contain any of the following:

1) my business card

2) my pen with my info on it

3) whistle - who doesn't need a good whistle?  (not everyone but unique for sure, and bought bulk on amazon comes with a yellow little rope to use as necklace)

4) the list goes on....could also contain, a silicone pink bracelet for awareness month in October, an Autumn or seasonal sign for them to hang in their home (these get people in the mood and usually have a certain allure), personalized manicure set in plastic see through envelope with button to close it (these are new - never done these before), I have stress cottages and black and white stress cows ....the cows are a hit with children, and you get the idea.  The stress (squeezable) cottage and cow both have my logo imprinted on them.

Sorry this is so long but you asked! I should probably take photos at my Open House on Sunday and make a post...I'll try!  

Oh, and I normally bring the 8 oz. water bottles not too big but showing hospitality   - especially with the heat that we have had this year even at the beach. I used to give the 16.9 oz. water bottles - either would do...and I also used to take the logos off or put a strip of paper with imprinted message on it that is personalized.  Fewww.  Hope that all helps!
