real estate agent: Is Cash "Always KING" When Buying Real Estate? - 09/28/23 04:27 PM

Is Cash "Always KING" When Buying Real Estate?
A few weeks ago I listed a house for sale in Kenosha, Wisconsin.
On Day 1 we had a huge onslaught of showings.  My cell phone was dinging throughout the day alerting me of the fact that another agent had been confirmed through our FlexMLS ShowingTime system. Agents were texting, calling and emailing me throughout the day asking questions about best terms, etc. and advised their buyer was considering putting in an offer but wanted a quick answer/response from the seller today, if that was even possible.
My seller was on the road and unable to … (3 comments)

real estate agent: Got Questions about Buying or Selling Real Estate? - 06/03/23 01:33 PM

Got Questions about Buying or Selling Real Estate?
If you’re planning to buy a home, there’s a good chance you’ve thought about the kind of home you’d like to buy. And if you have a home to sell, you’ve likely pondered how much your property could sell for. But buyers and sellers often forget to think critically about the Realtor they choose to partner with. And that’s a mistake.
Choosing the best Realtor makes a big impact on your ability to do both. Often, people end up working with the first agent they meet or talk to, but it's important to realize "not … (8 comments)

Why Do Cats LOVE Christmas Trees?
The Christmas Tree is positively without a shadow of a doubt CATNIP for FELINES!
What's the Attraction?  Plenty of shiny and dangling things; a cat favorite!  It is also a NEW THING that the cat just MUST Investigate!  They are so inquisitive!  Possibly even the new smells or the smell of the outdoors  coming inside -- and that is Cat Bliss!  Ah!  An opportunity to climb which they rarely can resist.
According to PETA, you should try and place your Christmas Tree away from surfaces which can be used as "launching pads" (e.g. end tables).  You might even consider … (9 comments)

Do Mortgage Rates Really Effect Home Sales?

If you ask a renter why they are choosing not to buy a home right now, an answer you will probably hear is “rates are too high.” If you asked a renter in the summer or fall of 2020 why they decided to buy, you would probably hear “rates were low.”
The highest national average a 30 year fixed rate mortgage has reached since January 2007 is 6.70% which was in July 2007. Believe it or not, Wisconsin home sales WERE NOT at an all-time low. The fewest monthly home sales Wisconsin had in this time … (12 comments)

Smile, You're on Active Rain!  An October Challenge.

Mother's Day 2018

Since I became a Realtor in 1995 I have always enjoyed the different types of pictures Realtors had taken to represent themselves ... some professional, other's selfie-type and others just having fun.

This month's Active Rain Challenge by Paul Henderson made me think back on my own history.  The first picture was my engagement picture with my husband and we kept that picture for about ten years!

When we finally got up the nerve to get a new picture done neither of us looked like our pre-marriage days and it was the … (51 comments)

If you Build it --  They will come -- Farming Analogy

When I sat down to write about My Best Farming Technique my mind immediately went to the steps a Farmer takes to plant his crop.

1.  Pick a Spot that you believe will yield a good crop (plan for a result)
2.  Determine the type of crop (client) you are trying to sow (buyer or seller)
3.  Decide what type of seed (media) you will use to plant
4.  Prepare the soil and plant your seeds (advertising, social media, email, texting, direct mail)
5.  Be consistent

As a Realtor I have chosen to focus on Pleasant … (20 comments)

A Day in the Life of a REALTOR

What started out to be a really great day ... got up, did my normal routine of praying, bathing, taking the doggies out for their morning ritual and then vitamins and breakfast.  Check

Out the door to meet up with new clients to sign paperwork for a vacant lot listing.  Had a nice visit and cup of coffee at a local McDonalds and had great conversation with the two (2) brothers who had not seen each other in a number of years ... so that turned into a nice … (18 comments)

real estate agent: Are You a Tech Savvy Real Estate Agent? - 03/19/15 06:04 AM

In this day and age, Social Media is here to stay and it is of the utmost importance that tech savvy Realtors embrace this technology.
Social Media is no longer for the “young” but for all of us, the young and old or should I re-phrase that to the young-at-heart.  It’s the new form of communication over the days of old ... making a telephone call or handwriting (cursive ???) or typing and sending “snail mail” – not that those aren’t still utilized and important in our everyday business.  However today it's text messaging, social media, … (25 comments)
