The Real Remodeling Timeline As interest rates continue to cause gridlock, several of the agents in my ENCORE coaching group have indicated that would-be sellers on their potential client list are considering sticking with their low interest rate mortgage and are choosing to explore remodeling instead. From what I can see, one industry that has it worse than the real estate industry when it comes to gridlock is the residential construction industry. Builders are currently stymied by: Interest rates (on their own projects) Labor shortages in both their own companies as well as other companies they may sub out to Materials shortages Permitting timelines Changes in the code Environmental requirements (revisions to the energy code, stormwater, tree removal, etcetera) All of these issues ca...

It’s been a while since I nagged about the importance of grammar in your blog posts, letters, and emails to clients. Therefore, it must be time to revisit the subject. It is important. In fact, studies such as those conducted at North Carolina State University, the University of Michigan, and Undercover Recruiter, found that readers judge strangers in an unfavorable light simply because of writing errors. And when it comes to real estate, clients are wise to be leery if you don’t know your way around words. After all, when you help them write purchase offers or counter-offers, the words must be clear. There is no room for misunderstandings. That means it pays to polish your skills and to not allow yourself to fall into poor grammatical habits. You may or may not know that I wrote an e-boo...

This is an email I sent to our agents today. Most of our agents are licensed Realtors and Mortgage Loan Originators. The email has been changed a little to fit Active Rain. --------------------Consider I am responsible for what I see.I choose the feelings I experience, and I decide upon the goal I would achieve. And everything that seems to happen to me I ask for, and receive as I have asked. - A Course in Miracles - Probably 98% of people can't or won't attempt to consider this to be true, and that is why they don't reach their goals.  It is nice to strive for goals and it is nice when you succeed. Even if you give it all and fail, it was worth the effort. But, I have never known anyone who 'gave it all and failed". Here is part of an email I received from a former agent this morning wh...

California has 39.24 million citizens and my city of San Diego has 1.39 million citizens. How do I and/or how do you stand out? In any state or providence; how do YOU stand out? I'm not just an agent, I'm a REALTOR®! Nope, 202,970 other CA agents are REALTORS® too! And the public thinks all 434,000 licensed real estate agents in CA are REALTORS®.I have designations from extensive training! The alphabet soup after your name means nothing other than you and the instructor that sold you the designation.Less than 50% of agents can even identify most acronyms and the general public 100% has no clue or care about it. Good service! Nope, most REALTORS claim it and 20% of my competition actually delivers it like I do; not unique. Online reviews do help and the more you have the more it does help...

Two Powerful Opportunities for Washington Agents Every year around this time, the pace of the world changes. This year in-particular has, and is going to, challenge real estate agents like none other. Over the last year, Agents have had to deal with listing gridlock in our inventory-starved market and buyers who have lost their buying power. Many agents I talk to are feeling the pinch in the market. Couple that frustration and exhausting circumstances with the massive change our Washington State real estate market is about to see and it becomes abundantly clear that if agents think they can conduct their business as usual, there simply won't be enough business to sustain them. As a real estate coach, I work with agents all over these United States, but here closer to home I meet every ...

Homeowners in the riskier sectors of the United States are losing their insurance coverage. However, this threat is not limited to natural disasters. Because of inflation, the cost of repairs has been rising at a greater rate than premiums.Insurance firms around the United States are minimising their exposure to homeowners' property insurance in regions prone to natural disasters such as flooding, storms, and wildfires.State Farm and Allstate recently withdrew from California's homeowner's insurance market. At the same time, AIG announced that it would lower coverage for wealthy homeowners in ZIP Codes with a high risk of floods or wildfires. Both events co-occurred.The declaration made by AIG follows prior actions taken to decrease new exposure in California. Certain homeowners in Flor...
