Throughout my 18 years in real estate, the question to hold an open house or not remains on the table. I have watched agents consistently hold open houses and know of many who never participate in them. And of course, there are many variables to consider.1. Is the neighborhood conducive to holding an open house? Many gated neighborhoods or very remote places make it much harder to draw an audience. Also, some homeowners associations are restrictive about these types of events.2. The time of year definitely dictates whether to hold an open house or not. It's not uncommon, in our marketplace, when a new property comes on, to have it staged, to show it at their best.  They bring in furnishings, carpeting, sometimes even artwork, and it helps make the photos look better, and buyers, who admittedly have zero imagination, can then see how a room might be used and how a house might 'live' can understand how their family might use the home.And that's what's happened in this new $850,000 home that's just hit the market.  It's a lovely home in my home market place.  The house shows well, it's right in the center of my market, it shows well, it's going to get lots of showings.
