tenacity in real estate transactions: Awakening a Resilient Mindset - 09/23/23 09:14 AM
Awakening a Resilient Mindset Azure skies abound. Clouds amass. Sun rays defend sudden, unforeseen turbulence. An all-encompassing storm swiftly takes a hard hold without invite, grasping, slashing, leaving in its wake, confusion, mayhem. Experiencing disappointment often presents an opportunity to grow, through adversarial situations, awakening a resilient mindset. Sincere intentions still reside in the outcome, fully aware that the future may hold promise. The nature of the real estate industry can be chaotic at best, emotions getting in the way of buyers and sellers when the desired result becomes unattainable. Time is necessary in creating a new path, for a new plan. Gaze upon the horizon. Here comes … (35 comments)

tenacity in real estate transactions: Do better then. - 04/19/22 03:09 PM
Do better then.

In this market, if you haven't felt the disappointment of rejection, you most likely are a listing agent! Pursuing every single avenue and yet to get an accepted offer for buyer clients, can bring a person down.

In a seller's market, you find that:
Every transaction can fall through whether the buyer got cold feet or the seller backed out After submitting an offer, there were also 10+ other agents who did the very same thing  Recent expectations require an escalation clause plus appraisal gap, they are becoming the norm Some buyers are exhausted due to the chaotic market and … (26 comments)

tenacity in real estate transactions: Losing sight when the money isn't quick. - 02/22/21 06:56 AM
Losing sight when the money isn't quick.

Cyclical patterns became part of the chatter by industry professionals when visiting the open house event during the St. George Area Parade of Homes. Some predicted a market downturn but I lack a mystical, crystal ball.

I do, however, give the latest statistics in the Washington County, Utah area so that potential buyers and sellers are able to make an informed decision. The number of resales and available build lots, days on market, prices, etc.

My selling area is over-saturated with real estate agents at approximately 2,000 with an inventory of only 296 listings. That means writing … (12 comments)

tenacity in real estate transactions: Giving A Too Weak Notice - 11/20/20 10:01 AM
Giving A Too Weak Notice

Some people just aren't meant to lead the lavish, glamorous, ultra-lucrative, real estate industry lifestyle. That much is clear with the high drop off rate each year.

A woman I know, worked a full-time job while taking real estate classes. She was very sweet, soft spoken but got her feelings hurt quite often by an overbearing boss.

Many times when we'd talk, she'd have a crying jag over things that took place in the office.

Pushing through, she finished school, took the test, passed, becoming a real estate agent. Soon, she landed a buyer client and was elated about the potential for a first sales transaction!

Frustration took the place of excitement as her … (14 comments)

tenacity in real estate transactions: Elevated Real Estate Standards: It's A Climb! - 11/01/20 09:51 AM
Elevated Real Estate Standards: It's A Climb!

Wishing to be at the top of the business world? Then meet it with diligence, tenacity and honest work, rather than chasing the money. Building solid relationships will gain favorable results, potentially setting the tone for a lifetime of valuable real estate referrals.

To me, the most important aspect in business are the clients, after all, this is a people industry. Spending time to discover wants and needs for buyers or sellers helps to create trust between parties. Rushing the process shows lack of care and insincerity.

Avoid being a 'one and done' type agent, and instead, put the clients goals up front. Here are some things to pursue:
Be self-motivated Improve people skills Good communication Realistic marketing plan Save money for leaner times  Create … (8 comments)

Nerdin Gardens: Growing a Pair.

Many times while journeying through life, we must take a stand, whether it be for ourselves, a family member or to defend business practices. At one point in my real estate career, someone told me that I needed to grow a pair.

So I did!

tenacity in real estate transactions: Frida, The Weeping Rose - 04/22/20 01:11 PM
Frida, The Weeping Rose

Coming from a long line of gatherers, the Floribunda clan was widely applauded for their colorful displays, happily brightening the days of all in the land. Suddenly, Frida realized that her family members had departed, leaving her alone in the world.
She began to weep, while simultaneously a spring shower lightly fell upon her soul, masking the sadness she felt inside but also refreshing the inner resolve. Rather than accept an isolated fate, she gently unfurled her fragrantly striped petals, inviting all to visit!
Soon, everyone near and far had surrounded her in unified support and ardent admiration. She contentedly … (6 comments)

tenacity in real estate transactions: The Fox and the Grapes & Real Estate - 01/26/18 10:29 AM
The Fox and the Grapes & Real Estate
On a hot summer's day, a Fox was strolling through an orchard, he suddenly came upon several juicy bunches of grapes, suspended high above his reach. Hungry and drooling, he thought, "Just the thing to quench me."

Taking a running start, he leaped, just missing the tasty bunch. Turning around again and once, twice, three times, he jumped, with no success. Trying again, again and again, he failed to be rewarded for all the effort.

He finally gave up, walking away with his nose in the air, saying: "I am sure they are sour anyway." It is easy to despise what is not easily attainable. The Fox's appetite … (28 comments)

tenacity in real estate transactions: Tenacity and adapting can get you through it! - 05/26/17 06:54 PM
Tenacity and adapting can get you through it!

Growing up poor wasn't a choice, it was simply circumstances and environment. As a child, I endured bullying by other kids due to being different than them and yearned for the normalcy that other kids experienced.

While physically small, I more than make up for that in tenacity. From a young age, I learned about how important a determined work ethic played in earning a good living.

As a teen, I continuously fought off old, familiar feelings of shame, low self-esteem knowing I wanted a better life. When taking a job, I gave it everything and more. If I delivered auto parts, I was the VERY BEST at that job! When … (24 comments)

tenacity in real estate transactions: Dogged determination. Got it? - 09/11/16 11:29 PM
Dogged determination. Got it?

One word that describes the personality trait that stays with me day in - day out is tenacity. The definition for tenacity is: The quality displayed by someone who just won't quit — who keeps trying until they reach their goal.

Happy to be blessed with tenacity, to continue the fight to the end for something I believe. It has served me well in my personal life as well as professionally. I have learned however, that not all battles are mine.

tenacity in real estate transactions: Getting hooked on prospecting! - 06/26/16 11:57 PM
Getting hooked on prospecting!

Beginning a career in any service related industry requires tenacity and staying power. Gaining a solid client base takes staying the course while implementing tried and true methods.

For me, prospecting for new clients is a lot like fishing...To be successful, YOU MUST:
Be patient Be prepared Be consistent Be persistent Follow-through Know your limits Have realistic expectations Make sure your message is clear Be prepared to lose a few... Catch & release a few as well Realize when you have some "keepers!"
I highly recommend the proven methods of re-bait, re-cast, rinse and repeat often. Eventually, you will net the rewards of your consistent … (5 comments)

tenacity in real estate transactions: A tough pill to swallow. - 09/20/15 02:28 AM
A tough pill to swallow.

While sitting with fellow Realtors at a meeting, we began talking about first starting our real estate careers and how we worked almost every day with no immediate compensation for our efforts.

Many newbies getting their license dream of instant success with humongous financial payoffs but instead, they come to realize there is much hard work that goes into each day. Setting up systems, reaching out to the Sphere of Influence, making a consistent effort on-line, also to be seen and heard.

In order to have staying power in this industry, people need to be realistic, to reach out to veteran agents to gain invaluable knowledge, to educate … (19 comments)

tenacity in real estate transactions: For every 3 No's, there will be a YES! - 01/20/15 12:46 AM
For every 3 No's, there will be a YES!

You ever put forth your best effort, only to find out that it fell short of the goal? Or it just wasn't quite enough to get you there? I have quite a few times in my real estate career and am sure there will be more occasions such as the following:

Several hours of planning to get everything perfect for a listing opportunity, a CMA, 4-color fliers, detailed presentation. You show up with confidence only to find that the agent who just left secured the listing.
A referral that you accepted has gone awry due to potential … (13 comments)
