Don’t Meth with Home Sales!  The referral was sent out to a trusted listing agent. He was able to get the home decluttered, cleaned and in order to put it on the market. The home was priced well and  went under contract quickly. All was going well until the home inspection revealed a few things that were unacceptable, including  high levels of meth present in the basement. The 50-something year old owners had no idea how this could be! After questioning their 20-something year old, they came to realize that on the weekends, he and his buddies were partying pretty hard in the basement using illegal substances - meth to be exact.  It fell out of contract as expected! A quick price drop was in order along with a disclosure about the meth discovery in the home. There's now a program that allows first time home buyers to finance 100% of the entire mortgage. In other words, a no-downpayment loan program.There are a few conditions: Minimum FICO score of 640 Must be owner-occupied One buyer must be a first-time home buyer No income limit Max finance amount $453,100 with debt to income ratio of 50% Mortgage conditions: 97% first mortgage, 3% second mortgage at 2% over the mortgage rate with a 10-year term. This is a great option for those who are creditworthy but do not have a full down payment. The number of listings available in Alpine, Utah continues to fall.  Since November, the quantity has been on a steady decline while settling in March to the same quantity as last month: Listings Available in Alpine:Oct 18: 42Nov 16: 35Dec 14: 33Jan 11: 28Feb 8: 27Mar 3: 27 Days on market is currently at 90 days, which is less than the 120 days on market we saw a few months ago. Prices are holding pretty steady as well.
