LATEST NEWS ON THE WAXHAW |  WEDDINGTON | MARVIN HOUSING MARKET...WHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU... Key "take-aways" about the Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) included the following in July 2023: Closed home sales decreased in July after four consecutive months of increases. By the same token, closed sales in July were second highest in 2023. The list to sale price ratio still at over 100% at 100.06%. Median sale price increased 2.5% from June and 18.6% year-over-year. Cureton Neighborhood in Waxhaw, NC: Real Estate Report & Community Spotlight: Quarter 2 - 2023Median Sale Prices Up 16% | Just 9 Average Days On Market Cureton home prices increased in Quarter 2-2023 both year-over-year and quarter-over-quarter. The increase from the First Quarter 2023 was quite substantial. Inventory remained tight for the first half of 2023 compared with the same time period one year ago. The list to sale price ratio, while lower than one year ago, was still just under 100% year-to-date in 2023. Millbridge in Waxhaw, NCHome Sales Report & Neighborhood Spotlight: Quarter 2 - 2023 Millbridge home sales held their own in Quarter 2-2023 both year-over-year and quarter-over-quarter. Compared with the Second Quarter 2022, average sale price was flat, while the median sale price declined by 3%. Quarter-over-quarter, average sale priced increased by $56,000. Median sale price increased by $38,000.Year-over-year,  the list to sale price ratio declined by 1%, but it was still just over 100%. The list to sale price ratio improved by 3.16% from the First Quarter 2023.Days on market were 18 and essentially flat quarter-over-quarter, which saw 19 days on market. The three sales were half that of sales in the same quarter one year ago. The list to sale price ratio was just under 100% and home sold quickly -- in just 5 days on average. Millbridge in Waxhaw, NCHome Sales Report & Neighborhood Spotlight: Quarter 1 - 2023 Millbridge home sales softened in Quarter 1-2023 compared with the three most recent months. Both average and median home sale prices decreased, as did the list to sale price ratio.  Home sales were down 53%, but much of that is attributable to the fact that new construction has wound down considerably since 2021 as the neighborhood nears completion.
