All data is derived from the Cincinnati MLS system. If any Mason condos traded hands without a REALTOR® involved, then it won't be reflected in this report. All data is for the Mason School District area, so is not limited solely to Mason city limits.

So what do the stats indicate about Mason Ohio condo sales?

Key takeaways this month:

December was almost a repeat of November for total condos sold and prices.
The biggest thing to note? The decrease of condos not under contract to 7. SEVEN??? That's the lowest we've seen in a long time. There just aren't enough Mason condos on the market to meet demand.
Median time to sell is only 4 days, so obviously there's not much time from on market to contract.
The number of homes under contract increased, which helps explain the big decrease in condos not under contract.
The majority of the condos continue to sell in the $100-200,000 range. 9 sold for more than $200,000 this month.
There ARE some new construction opportunities not reflected in the 18 condos for sale, but they're going to cost you over $300,000 or more. Fox Hollow and Beacon Hill offer new construction opportunities if you've got the budget for them. However, both are in final phase. Distressed condos (foreclosures and short sales) for sale continue to be nonexistent. None completed sale and none are in the Active condos for sale.

So what does this mean to you as a Mason Ohio condo owner?

NO CHANGE THIS MONTH. The continued shortage of condos for sale works to the sellers' advantage, especially in the more affordable price ranges and the ranch condos have higher demand. Sub $100k condos that are not updated might take longer to sell.

NO CHANGE HERE EITHER. The good condos are selling quickly and with limited selection you need to look at new entries on the market quickly. It won't take long to determine if there's a Mason condo that will work for you. However, new construction is still a possibility and not all of them make it into MLS (and they're not cheap either).
