THE ATTRACTION FACTOR

Some locals fondly refer to Cocoa Beach as the greatest little city in the world while others think of it as “Mayberry by the Sea”. Cocoa Beach is different things to different people…let me tell you why.

Cocoa Beach is home for 12,000+/- locals. It is a popular vacation destination for tourists, a relaxing day at the beach for mainlanders, a great location for surfers and “home away from home” for our snowbirds. Whether you want to raise a family, relax or retire, our casual, friendly Cocoa Beach lifestyle makes it the perfect place to do so.

HISTORY AND BACKGROUND

Cocoa Beach was founded in the 1920’s as an isolated beach community. Later the first astronauts trained here for the space program and rockets were launched. Over the years, Cocoa Beach has morphed from a sleepy little beach town into somewhat of a melting pot where locals, retirees, retail stores, restaurants and tourists all co-exist.

Cocoa Beach is diverse and residents enjoy the quality of life provided by having excellent schools, responsible businesses, caring residents, well-maintained parks and public facilities, a dedicated police and fire department, highly skilled doctors and paramedics and a great hospital. Everything you need for daily living is right here on Cocoa Beach.

GENERAL INFORMATION

Cocoa Beach is a barrier island with six miles of beaches on the east and the Banana River on the west. Cape Canaveral borders Cocoa Beach to the north and Patrick Space Force borders us to the south, one of the reasons we are well known as “The Space Coast”.

Cocoa Beach is well known for its waterfront property. With six miles of beaches to the east and river front to the west, it is uniquely located.

We enjoy sub-tropical weather with average lows around 50* in what passes for our winter and highs in the summer around 90* with a light sea breeze most days.

Cocoa Beach has 2,400+/- single family homes and 5,500+/- condominium units. Some of these properties are home for the locals, some are vacation or second homes for seasonal residents and some are rental properties.

The locals are friendly and enjoy showing off all that our City has to offer. There is something for just about everyone here and the ambience can't be beat.

For a small town, Cocoa Beach has a lot to offer:

There are two (2) major grocery stores, convenience stores and small specialty stores.

We have an excellent hospital with great doctors and urgent care medical facilities are easily accessible.

There are churches for most major denominations.

There are three (3) public schools - Cocoa Beach High School and two (2) elementary schools and two (2) faith-based schools.

Beach access is provided by the City at every stub end street.

Cocoa Beach is well located for viewing rocket launches at Kennedy Space Center and Cape Canaveral Space Force.

The City of Cocoa Beach has its own police department, fire department, paramedics, water reclamation plant, public works and recreational department.

Cocoa Beach Country Club is open to the public and boasts a 27 hole municipal golf course, an Olympic-size pool and a tennis complex.

There are a variety of restaurants that offer various types of cuisine for your dining pleasure.

There is an auditorium and restaurant owned by the City that can be rented for functions or special occasions.

There are over 2400+/- hotel rooms, from major chains to "mom & pop" style motels.

PARKS, RECREATION AND ACTIVITIES

You can be as active as you want or relax as much as you like. Our fabulous weather means we can enjoy the beaches year around as well as golf, tennis, biking, boating, kayaking, swimming, surfing, SUP and fishing, to name just a few.

Cocoa Beach has 3 oceanfront parks with restrooms, showers and picnic tables and a state of the art skate park. Tours of the Banana River Lagoon are available by boat or kayak to see marine life and wildlife in their natural habitat. Exploring the 1,000 Islands is a favorite activity for kayakers.

The Art Festival during Thanksgiving weekend is a special treat and the Boat Parade at Christmas is a must see and, of course, rocket launches are a regular attraction.

The Canals of Cocoa Beach

The Atlantic Ocean to the east offers gorgeous sunrises, surfing and beach access while the Banana River on the west is the place for boating, kayaking, SUP and breathtaking sunsets.

But it is the canals of Cocoa Beach and their tranquil, relaxed atmosphere that are its best kept secret.

Visualize yourself relaxing on your screened porch or balcony while you watch the birds perch on the dock pilings as they enjoy the sunshine…you will see pelicans, sea gulls and blue heron.

Many of the homes and condos have private docks and it is always relaxing to enjoy the view of the water and the different boats docked on the canals.

The canals offer a great view of breathtaking sunsets daily. It’s a good way to unwind and a perfect ending to another beautiful day on Cocoa Beach.

Oceanfront property is always in high demand, whether condos or single family homes, but many people prefer to be on the river or canals. Sunrise or sunset, you can choose your view here!
