Zoom Call 7.11.23 Margaret Rome Getting Unique Homes Sold On The Radio
The Zoom call this week was special as it was done by Margaret Rome, and the presentation was done exactly as she does her Radio program, unscripted.
As she started her presentation, I was immediately reminded of the sitcom. Frasier, on which a psychiatrist waited for the first call to set the tone of the program. Unlike that sitcom, Margaret has no assistant and if she doesn't speak, there is dead-air, and she must fill the void until her next commercial break. She gets 3 pauses over the hour.
She also stressed that being live on air requires a great deal of focus, as her audience can be that next listing client, or buyer, or even her worst enemy, and as it is live, anything she says can come back to bite her. To her, that is the way we should always talk whether on the show or in a grocery store.
All programs are recorded so she has an opportunity to keep the programs for reference.
She spoke of how she is often told that no one listens to the show, or that no one they know listens to the show. Yet, how do they find her?
She described a listing appointment she went to for a doctor on a $ 1,000,000 home. At the presentation she is asked by the Dr on how was she going to market his property. She then pulled out a copy of her book, and the Dr. asked her if she would autograph it for him. She paused, then told him she would love to do that and would do so at the settlement table.
Further, she pulled out a copy of her ad on print media and then mentioned discussing the home on her radio program. The Dr. then stated that no one listens to her program. She paused and asked her how he came to call her. His response was he did not remember, which prompted her to respond that he called her after her program the previous week. He then replied that he was only in the car for a few minutes, and she then stated to him that she didn't need a listener to listen to her every week, just the right few minutes to get their attention and call.
For her style of business, with her blog, print ads and radio program, across 33 years as a real estate professional, she has never had a lull; has always had a waiting list; and her pipeline is full with marketing methods that others consider ineffective.
She spoke of getting a call from a seller who wanted her help to sell his home. It had been through 5 agents. It was 2 bedrooms, 5 bathrooms. adjacent to the beltway. It was the typical bachelor home, and as you exited the highway, the home and signs were right in your vision.
When she went onto the property, she told the seller that there would not be any signs. His first reaction was to tell her she was hired, but then asked why no signs. She explained that the house had been on so long that a sign wasn't going to work, but the rest of it would. She found a buyer that was single, raised German shepherds so the highway was not an issue, and the noise would drown out the barking of the dogs. It was ideal for him with a spacious yard, pool, etc.
When she promoted the house on the radio program, here calls were all about the noise of the highway.
When asked:
Can you see the cars on the highway? Her response, if the traffic is slow enough you can see the license plates. She promoted the house as ideal for someone that needed quick access to the highway; needed to know in wintry weather if the snow had been cleaned off the highway.
What she has always done is find out the best way to promote the features. She believes that it is always best to find out what the issues may be and then find the solution to the issues.
It was a lively and informative call and all listeners were attentive.
