The Zoom call for the week was presented by Jan Green. Jan has devoted her professional career to helping her clients become familiar with energy efficiency.

She herself, is hoping to have a '0' energy footprint by the time she is ready to retire. To hear her speak, it will be far sooner than her retirement.

She has a significant knowledge of efficiencies not only for living spaces, but also for tax credits to individuals when donating a home that will be razed and the structure and components will be recycled.

She started with a brief outline that highlighted, marketing features and benefits to buyers and appraisers, as relates to energy efficient components to a home.

 She spoke of not only highlighting the features of a home in a listing presentation but also to highlight the benefits a buyer would receive by purchasing an energy efficient home. 

Pearl certification of a home makes high performance home value visible to benefit homeowners and the regional's that serve those homeowners.

A Pearl certification survey was offered to real estate agents as well as the public. The survey wanted to know what features in a home were most important to them. as relates to comfort, energy efficiency, luxury upgrades.

They then sent out the same survey but wanted the results to reflect benefits to a hoe with upgrades.  The consumers changed all of their answers with regards to efficiency, and real estate agents changed nothing.

She spoke of a survey that was sent out and the results were impressive for how the consumers and the real estate professionals viewed the topic. Consumers were all for improvements that would be energy efficient and cost effective in the long run. Real estate professionals were put on notice to be more sensitive to their client's wants as relates to energy efficiency upgrades.

Real estate agents need to get their sellers to detail the upgrades they have made to the home, including showing invoices with dates, and if possible, energy bills before and after the upgrades.

This is equally important to appraisers, when they come in to appraise a listing.

She cautioned against Greenwashing.  As an example, she mentioned a house listing that had energy star appliances and were calling the house green certified, which was false.

The blue ranch is an older home that was striped bare and rebuilt Leed Platinum. This meant the house had non-toxic components, high energy efficient with almost a 0-energy bill.

The right home is a production tract home, much newer, and as a tract home much easier as the neighborhood is almost identical.

The Leed Platinum home would be harder to appraise and it's comparables would most likely come from further away, Appraisers and listing agents need to be familiar with the technology in order to get the value for their sellers. This demonstrates the importance of documentation.

Jan Green How to Keep the Sunshine in Your TransactionsWhen looking at a listing and it states that solar panels are leased, this is a flag, as leased panels have no value to a buyer.

The energy rebates went to the leasing company and all the consumer gets is some energy savings. At the end of the lease the panels have no value. 

The energy savings to a new owner may not be comparable to the seller as the lifestyles may be different as well as with size of the family.

Owned solar panels are preferred. 

Jan Green How to Keep the Sunshine in Your TransactionsWhen getting the appraiser to come in, it is best for the agent to be there with all the details of the energy updates done to the home.

Having before and post energy bills demonstrate the savings.

Certifications should be presented.

Number of offers received can also be important to an appraiser.

Also, having an appraiser that knows how to appraise energy efficient homes, as well as an appraiser that is more local to the home, and understands luxury green value homes.

An appraisal for a green home will cost more than a conventional home as well.

A link was shared that would allow a homeowner or buyer to determine the practicality of installing solar panels based on the number of hours of sunlight would hit the roof.  Project Sunroof

Jan is fully versed in being green and not only knows how to best present and sell energy efficiency but also incorporates it in her own home.

It was a great call with a lot of knowledge shared and questions asked and answered.

BTW, I just read that First Solar, Tempe, has huge plants under construction in Alabama and a new one going up in Louisiana to manufacture US solar panels!  So, yes even more plants are coming online in the US!

Thank you so much Ed!  Awareness is a big part of recognizing that there is much to learn!  Inverters should never be placed on the West or South side of a home.  I've seen them in garages and sometimes on the outside of the house, depending on the home's construction.  Mine are under each solar panels and the main connect is on the East side, outside of my garage, so it's shaded and near the electric panel and power shutoff.  Firemen need to be able t shut down the system in the event of a house fire otherwise, the panels will just keep burning

Lise Howe Feel free to visit PearlCertification.com and check it out!  You can become a Pearl agent and offer the certifications to homes that have added EE features!  Homeowners love the extra value added service and the people at Pearl are amazing!  My house is the first Pearl Gold certified home in Arizona back in 2018.  Since that time I added solar and now it's also Solar Certified!

Not sure what you mean about politicians, but agree on adding EE features to older homes.  We can improve existing housing stock.  My home is as energy efficient as a brand new Net Zero home, even though it was built in 1979!  Appreciate you Brian England !

Ricki Eichler McCallum , check out the link I shared in the previous comment about Texas.  Texas is #2 in the US for Solar per capita.  You are more likely to end up with a solar listing!
